Who we help
Agencies, managers and committees
Real estate agencies
Rental portfolios serviced under one account, with the tenant, property and job kept as separate records so nothing gets mixed up between addresses.
Property managers
Routine cleans, tenant-reported faults and end-of-lease work handled with a written outcome per job you can drop straight into your file notes.
Strata & body corporate
Common-area and unit air conditioning managed across the complex, with an asset register and reports suitable for owners and committee meetings.
How the account works
One account, many properties, clean records
Multiple properties under one account
Every address you manage sits under a single account. One point of contact, one arrangement, no re-explaining who you are on each job.
Fast service-location changes
Properties come and go from your rent roll. Adding, changing or removing a service location is a quick change on the account, not a new set-up.
Separate contact, property and job records
The agency contact, the property, and the individual job are kept apart. A tenant change or an owner change doesn't disturb the property's own history.
AC asset registers
Each property's air conditioners listed by room, with type, brand, approximate capacity and the condition we found them in.
Scheduled maintenance
A 6- or 12-monthly cycle per property, with pre-wet-season cleans set in advance so they aren't left until the humidity arrives.
Per-unit service history
Every visit is recorded against the individual unit, so a repeat-offender split shows up as a pattern rather than a surprise at the next inspection.
Reporting & paperwork
Reports you can pass straight on
Defect & recommendation reports
Faults, drainage problems, damaged grilles, failing fan motors and safety concerns written up with a clear recommendation — clean again, repair, or plan a replacement.
Clear reports for owners and committees
Plain-English wording an owner or committee member can read without a trade background, backed by per-unit detail when someone wants the specifics.
Reduced administrative follow-up
Written outcomes, photos where they help, and history kept per property means fewer chase-up calls and less back-and-forth to work out what was done and when.
Getting started
From assessment to reporting
1. Portfolio assessment
We go through the properties you manage, the units at each one, and how you want work approved and reported.
2. Account & asset registers set up
Your account is created with each property as its own service location, and the air conditioners recorded per property.
3. Maintenance scheduled
Routine cleans are set on a cycle that suits each property, with reactive jobs slotted in as they're reported.
4. Reports after every visit
You get the work done per unit, defects found and recommendations — ready to pass on to the owner or committee.
